Lewis Center Sustainability Forum

The Lewis Center Sustainability Forum, generously supported by ULI Foundation Governor Randall Lewis, brings together leaders in decarbonization, health and equity, and resilience, and real estate to discuss what they are doing, planning, and observing in the field. The forum will be a content-heavy, interactive discussion and exchange. 

This fall’s forum, organized in collaboration with ULI member leaders, will focus on advancing urban strength and adaptability in downtown San Francisco. As cities face increasing climate pressures, economic disruption, and shifting social dynamics, this gathering will explore proactive strategies that position communities not just to endure change, but to lead through it. 

The Forum will highlight how inclusive planning, proactive action, and strategic investment can reinforce both the physical infrastructure and social fabric of the city. Case studies like Mission Rock and The Kelsey will illustrate how forward-thinking development can drive opportunity, foster equity, and build lasting capacity for the future. Bay Meadows: From Racetrack to Urban Village

Join us for a tour of the award-winning, mixed-use destination that has transformed an outdated and underutilized 85-acre racetrack into California’s largest transit-oriented development.

Situated between San Francisco and Silicon Valley and located directly adjacent to a Caltrain station, Bay Meadows Urban Village is one of the largest redevelopment sites in the Bay Area. Led by Wilson Meany, the public/private partnership project has been transformational for the City of San Mateo, drawing major tech tenants including Roblox. The tour will explore the main commercial promenade, Delaware Street, which offers 1 million square feet of class A office space and retail amenities. Ferry to the Future: Inside San Francisco’s Grand Transformation of Treasure Island and Yerba Buena Island

Attendees are encouraged to take the included ferry to Treasure Island from the iconic San Francisco Ferry Building. The ferry ride will include key programming with speakers from the Water Emergency Transportation Authority, the City of San Francisco, and Treasure Island Community Development, a partnership with Wilson Meany, Stockbridge Capital and Lennar. The tour will include lunch at Cityside Park, which offers unparalleled views of downtown San Francisco.

Participants will have the opportunity to visit all sites, which are split into three separate tour segments. The entire tour group will be split into three smaller groups and will alternate between tour segments, which include Treasure Island and Yerba Buena Island. All segments will include tours of residential housing and the newest parts of the islands.

Friends of the ULI Art in Place program will gather for an informal breakfast at downtown San Francisco’s 111 Minna Gallery to meet with leaders working to connect artists, creatives, and real estate decision-makers. Join us for a limited ULI tour showcasing three innovative approaches to affordable housing in San Francisco. All three developments represent models for equitable development that deliver tangible solutions to the city’s housing crisis.

We’ll kick things off at Kapuso at the Upper Yard, a standout project turning a former parking lot into 131 affordable homes and a buzzing community hub next to a major transit stop. Then it’s off to Sunnydale HOPE SF, a sweeping 50-acre transformation bringing more than 1,700 new homes, new parks, shops, and a dynamic community center to one of the city’s largest public housing sites. Finally, we’ll visit The Kelsey Civic Center, an accessible and inclusive development in the heart of the city that offers 112 affordable units for people with and without disabilities, alongside welcoming public spaces that bring everyone together. Microsoft: A Restorative Campus Focused on Human and Ecological Health

Silicon Valley is constrained by access, resources, and the competition for talent. To meet Microsoft’s business and talent expectations, a refresh to their Silicon Valley campus meant thinking of its region and people in a new light. To grow, Microsoft needed a different diet: driving out and using waste, reusing 30 percent of campus buildings, investing in a blackwater system, using thermal storage, and designing the largest two-story mass timber project in the United States. With these strategies came an improved aquifer, restoration of the local ecosystem, easy access to vistas and connections to nature, a reimagined food delivery, reduced embodied and operational carbon, and a healthy glow.

Tour the 643,000-square-foot campus, including a stroll on the 3+-acre living roof, and learn how Microsoft’s culture of innovation, collaboration, and social responsibility inspired this holistic design approach.

Office of the Future Today: Exclusive Look inside Google’s Bay View Campus

Opened in May 2022, Google’s Bay View campus is among the largest buildings in the world to receive Platinum certification under LEED V4. The three-building development is situated on a 42-acre site and is a great example of the next generation workplace that rethinks how buildings can be designed to integrate with nature and provide healthy, sustainable places for people to do their best work.

Located immediately adjacent to the San Francisco Bay, water is an important focus of the project. All the site’s nonpotable water demands are met using the recycled water generated on site. The campus houses an innovative geothermal installation for heating and cooling that will significantly reduce the amount of water used. Bay View is also a 100 percent electric building and is powered in part by a first-of-its-kind dragon scale solar roofing technology. Combined with power from nearby wind farms, Bay View is one of Google’s first campuses expected to operate on 90 percent clean energy.

You’ll witness how Google has combined innovative technology, environmental responsibility, and employee-focused design to create a workplace of the future.

Iconic Landscapes: A Tour of New Parkland in the Presidio

Exclusive NEXT Tour: Downtown San Francisco Office Reimagination and the Flight to Quality

Join NEXT for a walking tour of three class A office properties in Downtown San Francisco that have or are undergoing major reimaginations to attract and maintain tenants, including the Transamerica Pyramid (SHVO), 88 Spear Street (Presidio Bay Ventures), and 201 Spear Street (Strada Investment Group). Mission Rock: A Premier Waterfront Development More than a Decade in the Making (Full Members Only)

Pearl House stands as one of New York City's largest post-pandemic office-to-residential conversion by unit count to date, and was achieved without special zoning changes or financial incentives. Its success has attracted attention from developers, industry leaders, and government officials seeking scalable solutions for future conversions, positioning the fully leased project as a leading case study in adaptive reuse. Starting in 2020, Vanbarton Group and global design firm Gensler transformed a 525,000-square-foot office tower at 160 Water Street into Pearl House, a residential building with 588 apartments, 38,000 square feet of amenities, and a new ground-level parklet. Pearl House, a winner of the 2025 ULI Americas Awards for Excellence, achieved success through a phased delivery strategy—bringing units to market in stages to generate early cash flow and meet leasing benchmarks tied to financing. Housed in a grand 1910 Beaux-Arts banking hall designed by Albert Pissis (and expanded in 1921 by George Kelham), the space was thoughtfully restored in 2023 and reimagined as a vibrant event venue and restaurant. Blending historic character with contemporary design, the Conservatory illustrates how adaptive reuse can both honor the past and breathe new life into downtown San Francisco.

C-PACE: A Creative, Sustainable Way to Reinvigorate Downtowns Across the United States

In every central business district across the United States, leaders are pushing for new ideas to reimagine vacant office buildings. Those buildings are crucial to the long-term health of all major cities—especially when they can pay their property taxes and not burden the city's residents with that hefty expense. Financing quickly becomes the deciding factor of whether the renovation is possible. That's where C-PACE financing can be the answer. The panel will discuss three ways that C-PACE can support the reimagining of office buildings for success. Capitalization: A C-PACE loan enabled a new property owner to leverage previous investments, amortize over 30 years, and bring down the total debt. In another loan, the C-PACE financing reduced the senior and mezzanine debt and minimized the amount of equity needed to close the capital stack. Acquisition: For two different office buildings, the C-PACE loan was a crucial component in the change of ownership and became an important part of the plan to reposition those assets. C-PACE brought down the cost of capital from other sources while also financing improvements to bring the property back to life. Conversion: A 197,692-square-foot office building is being converted to 178 apartments using a $15.8 million C-PACE loan, which will save $1,193,271 annually.

Increasing Energy Demand, Critical Infrastructure, and Impacts on Land Use Patterns

The rise of generative artificial intelligence (AI) is driving increases in demands for the generation and transmission of power not seen in the United States since the end of World War II. The demands for more effective and competitive AI are already impacting the availability of power, and major consumers (so-called "hyperscalers") are finding that current electric markets are unable to meet their needs. The panel will explore the challenges associated with increasing electrical generation in light of climate change concerns, and the related, if not equally important, challenge of building sufficient transmission infrastructure to deliver power where it is needed. Panelists will evaluate how construction of new electrical generation capacity and transmission infrastructure are already, and will continue to, impact land use development patterns. Discussion will include potential future impacts to land use development patterns not just for data centers, but for industrial and even residential development, depending on whether and how the public and private sectors can meet the challenge of supplying power to meet ever-growing demand in light of the risks associated with climate change.

Are the elements that helped San Francisco rebound in the past again pointing to another once in a cycle opportunity again to participate in the next downtown Boom? Next-Generation Sustainable Technologies: Top-Down Construction and Nano-Modified Concrete for Breakthrough Project Savings

This session brings together industry leaders to explore breakthrough construction methods that improve traditional practices and deliver sustainable results. Top-down construction streamlines the building process by creating a production-like atmosphere on-site, enabling rapid floorplate manufacturing, shortening construction timelines, and lowering costs and carbon. Complementing this approach, nano-modified concrete offers increased strength, faster curing times, and reduction of water and cement usage—cutting material costs while significantly lowering embodied carbon. Taken together, by reducing construction costs by roughly 30 percent, top-down and nano-modified concrete enable many projects to pencil out as financially viable projects that otherwise would not have done so—benefitting all real estate product types and holding particular potential to increase the supply of housing. Attendees may wish to review their projects that did not pencil before and see if these two techniques make them pencil now.

Rikki was a supporter of women’s sports, including through the Maud’s and Amelia’s sponsored sports teams and as one of the founders of the Federation of Gay Games. Rikki was instrumental in creating spaces for women and women’s sports in San Francisco, and we want to tell her story and those of other community leaders."

The adaptive reuse of former military bases in the San Francisco Bay area has transformed these once-restricted single-purpose areas into vibrant, multifunctional hubs, blending historical preservation with modern urban needs, while providing infrastructure for future development. This session will focus on the Presidio—one of the oldest military bases in North America, which has been converted into a national park with museums, restaurants, offices, and residential units—and the Alameda Naval Base—a major hub for the Navy's Pacific operations during Pacific War, which has now also been adapted for diverse uses, most notably for artists and distilleries.

Mission Rock: How a Co-Creative Process Created a New Dynamic Neighborhood from the Ground Up

Mission Rock will be a 28-acre mixed-use urban neighborhood located on the San Francisco Bay waterfront, across from Oracle Park. The defining first phase, completed in 2024, consists of 8 acres of open space, over 1,000 new homes with 40 percent reserved for moderate-income households, 1.4 million square feet of office space, and 200,000 square feet of retail and restaurant space, which emerged from a meaningful collaboration between Tishman Speyer's public/private partnership and their design team. In a collaborative process designed and led by Studio Gang, with Henning Larsen, MVRDV, WORKac, and SCAPE, their contributions to the neighborhood work simultaneously and in communication with each other. The result is a neighborhood in which the buildings work together not only in terms of their character, but also functionally, with innovative approaches such as shared technical equipment. As San Francisco and other cities navigate recovery from the pandemic and confront the transformation of postindustrial waterfronts or surface parking into dynamic places for people, Mission Rock shows how a co-creative process can lead to successful placemaking. In this panel, representatives from Tishman Speyer and all five design studios will discuss how the uniquely collaborative process helped the team evolve the master plan into a cohesive approach, balancing the priorities of the public/private partnership and enabling features such as shared infrastructure and resiliency.
