Daniel Esparza is a construction technologist and co-founder of Top DownSM, a next-generation methodology for tall building delivery that rethinks sequencing, core-wall logistics, and material systems to reduce costs, accelerate schedules, and cut embodied carbon. With more than 30 years of experience spanning federal, tribal, and private-sector projects, he has managed construction oversight on complex developments ranging from all major U.S. government and DoD facilities to major urban high-rises, including complex mix use developments throughout the United States. His career emphasizes innovation at the intersection of construction technology, ESG performance, and digital integration, bringing practical, field-tested solutions to large-scale urban projects. A ULI contributor and industry collaborator, Daniel contributes to panels and working groups that explore sustainability, affordability, and systems innovation in real estate development, with a focus on replicable strategies that advance equitable and resilient city growth.
