The Sea Change in CRE Lending: Implications of a Changing Landscape for Borrowers and Lenders

The ~$5trillion U.S. commercial real estate debt market is facing market headwinds driven by structural changes in post-pandemic demand patterns and a higher-for-longer interest rate environment that together are likely to substantially impact lending profit pools. To respond, lenders will need to take a deliberate, granular approach to define where (e.g., asset classes, markets, and types of sponsors) and how they want to play (e.g., loan structures or partnerships) to both defend their existing positions and go on the offense, actively deploying capital in areas of strength. The panel, led by experts from Wells Fargo and McKinsey & Company, will discuss not only the changing dynamics of real estate lending, including specific examples of analytical tools and strategies that banks have deployed in response, but also implications for other real estate players up and down the value chain (e.g., owners, investors, developers, and asset managers).
