Tall Wood Buildings: Expanding Multi-Family Development Opportunities

Jurisdictions throughout the US are adopting the tall wood building code provisions based on the 2021 International Building Code. Developers can now consider timber structures from heights of eight to eighteen stories and beyond with alternate means. In this session, we’ll explore the value proposition for tall mass timber in multi-family developments. We’ll also discuss how timber can be cost competitive at these heights. The developer of the Heartwood project in Seattle, WA, will share how mass timber was able to pencil in the pro forma without public funding. Heartwood is the first mass timber middle-income housing development in the US. Located in an opportunity zone, it will deliver 126 units of workforce housing.
