Mr. James Patchett

James Patchett is a partner in McKinsey,s Real Estate Practice. James has spent his entire career in real estate and economic development. Most recently, he served as Chief Executive Officer of A&E Real Estate, a New York City-based real estate investment and asset management firm. Prior to joining A&E, James served as President and CEO of the NYC Economic Development Corporation (EDC) for four years, a position to which he was appointed by the Mayor of New York City. At EDC, he ran a portfolio of over 60 million square feet of real estate and managed over $10 billion in public-private economic development projects. During his tenure at EDC, James also oversaw a component of the City's response to the COVID-19 pandemic, including partnerships with the biotech community to manufacture millions of pieces of life-savings Personal Protective Equipment for healthcare workers and to establish a first-of-its-kind Pandemic Response Lab, which has since processed millions of COVID tests. James previously spent seven years, most recently as Vice President, in the Urban Investment Group of Goldman Sachs investing equity and debt in real estate projects across the U.S. In addition, James served as Chief of Staff to the Deputy Mayor for Housing and Economic Development for the City of New York and as a consultant in economic development analysis at NERA Economic Consulting. He holds a BA in Economics from Amherst College and an MBA from Stanford Graduate School of Business. Over the years, James has received numerous awards, including being named to the Crain's New York Business 40 Under 40. James is a board member of the Prospect Park Alliance and proud co-parent with his wife Candace of two (mostly) amazing children, Jamie (9) and Caroline (7).

Reimagining Mixed-Use Districts: Strategies for New Developments in an Ever-Changing World

Recent economic and secular shifts have significantly impacted U.S. real estate, particularly the development of large-scale mixed-use districts. Rising interest rates and construction costs—coupled with the rise of hybrid work models, high office vacancies, and recent challenges with brick-and-mortar retail—have made mixed-use development projects particularly hard to capitalize and get off the ground. Despite these challenges, some mixed-use developers are thriving by adapting to the evolving preferences of residents and businesses alike. Example strategies include taking an innovation district approach, partnering with diverse anchors such as universities and sports stadiums, and continuously evolving the definition of mixed-use. This panel discussion will explore underlying elements for successful mixed-use developments in today's challenging times. The session will feature insights from developers and urban planners who are at the forefront of significant mixed-use projects across the United States.
