There are over 10 billion square feet of existing buildings in our cities that have value beyond their current use. As new buildings enter the market with higher rental rates and distinct amenities, older buildings become ripe for repositioning—raising their value and creating an opportunity for richer, more sustainable creative uses. In the “great reposition,” we can reuse, revive, and rethink these older structures, heightening their value to communities. The presentation will explore market drivers, data, and case stories that make a compelling case for the need to repurpose the existing building stock as well as our cities. We will present data from our firmwide research as well as regional and local applications, including culturally sensitive urban mixed-use districts; a provocative rethinking of 1980s-era suburban campuses; a revival of historic mill buildings; urban re-skins and additional scales of “upcycling” that range from small interventions to full reconsiderations of buildings, campuses, and cities. These existing buildings are an armature for new programs, high-performance systems, technology, and human-centric design.
