Heitman

Mary Ludgin is Heitman’s Head of Global Investment Research. She is a partner of the firm and sits on its global management and investment committees. She holds an AB from Vassar and an MA and Ph.D. from Northwestern.
Mary served as a Global Governing Trustee of the Urban Land Institute and as chair of ULI’s Chicago District Council. She just completed her term as chair of the board of ULI’s Randall Lewis Center for Sustainability in Real Estate. In addition, Mary was Chair of the Pension Real Estate Association, President of the National Council of Real Estate Investment Fiduciaries, and President of the Real Estate Research Institute.
Mary is a recipient of the Pension Real Estate Association’s James A. Graaskamp award, which recognizes researchers whose work contributes to the common body of knowledge regarding real estate investment.

Downtowns were significantly disrupted by the shift to hybrid work in response to the COVID-19 pandemic. Less foot traffic in these areas has negatively impacted retail, small businesses, public space, transportation, and public safety. Many cities are experiencing declining demand for office space, an essential component of their local commercial markets, while at the same time facing housing shortages and rising construction costs.
