Kristen Morris is an accomplished professional in the field of retail and mixed-use real estate development, currently serving as the Chief Retail Strategist at Jamestown. With a career spanning over 30 years, Ms. Morris has consistently stayed on the cutting edge of industry trends and advancements. Her diverse industry experience includes expertise in mixed-use development planning, design, programming, and execution. She is skilled in development visioning, place-making strategy, retail proforma advisory, retail merchandising and leasing, branding and marketing, market and consumer data intelligence, and place-making for various types of retail real estate products. Throughout her career, Ms. Morris has successfully worked on projects across the nation, with a primary focus on major cities such as New York, Boston, Washington D.C., Atlanta, Miami, L.A., San Francisco, and the South Bay Area. Through her multidisciplinary approach, she combines long-term industry perspective, sophisticated data analytics, and a deep understanding of market, demographic, cultural and community dynamics to develop creative strategies for each unique property. During her 13-year tenure at Jamestown, Ms. Morris demonstrated exceptional leadership skills by building and running the retail brokerage services department, bringing all of Jamestown’s retail leasing activities in-house. Her efforts resulted in approximately $4M in annual corporate revenue. She also led the development of cutting-edge consumer research and web-based leasing marketing platforms that have significantly enhanced Jamestown’s retail portfolio. Currently, Ms. Morris is at the forefront of place and development consulting and execution, leading the way in three-billion-dollar Silicon Valley mixed-use developments for Google. Her responsibilities encompass various aspects such as master planning, ground-plane place vision, programming, development advisory, merchandising, leasing, branding, and marketing. Additionally, she focuses on ensuring place cohesion by thoughtfully planning the open spaces between buildings. To create a strong place brand, she implements Phase Zero early activation strategies that engage consumers and build anticipation before the development commences. Prior to joining Jamestown, Ms. Morris spent 20 years at Morris & Fellows, where she contributed to numerous retail and shopping center projects.
